倫敦帶頭漲 英房價成長7年新高

（中央社台北2014年5月1日電）彭博報導，根據全英房屋抵押貸款協會（Nationwide Building Society），英國4月房價成長加速，倫敦房價將年增率推升到金融危機襲擊之前以來最高。

全英房屋抵押貸款協會今天指出，4月平均房價月漲1.2%至18萬3577英鎊（31萬美元）。這項漲幅是彭博調查經濟師預估中值0.6%的兩倍。4月房價年漲10.9%，創2007年6月以來最大年漲幅。

經濟增強、舉債成本處於歷史低點以及政府的優惠計畫，都是房市獲得拉抬的原因，央行英格蘭銀行（BOE）因此警告，一旦出現過熱跡象，BOE準備採取行動。全英房屋抵押貸款協會表示，高價地段的銷售帶動倫敦與東南區房價上揚。

全英房屋抵押貸款協會首席經濟師賈德納（RobertGardner）說：「基本需求可能持續穩健。房市好轉的1項顯著特色是，英格蘭南部房價成長強勁許多，特別是在倫敦。」

倫敦第1季房價比危機前的水準高出約20%，英國整體房價則較危機前低2%。（譯者：中央社徐崇哲）
